Do landlords legally need a Legionella risk assessment?
Yes. Under the Health & Safety at Work Act 1974 and the COSHH Regulations 2002, all landlords — including private residential landlords — have a legal duty to assess and control the risk of Legionella. The HSE states clearly that this duty applies to all domestic rental properties, not just commercial premises.
How much does a legionella risk assessment cost?
Our residential assessments start from £59.99 and include a full bespoke PDF report. Commercial properties are priced on a fixed-fee basis following a brief consultation — we’ll give you a firm quote before any commitment.
How often is a Legionella assessment needed?
The HSE recommends reviewing assessments every two years, or sooner if there is a material change to the property or water system — for example, if new plumbing is installed, the property is re-let, or there has been a period of low usage such as a holiday let standing empty.
What does the assessment actually cover?
We inspect all water outlets (taps, showers, any spray-producing fittings), cold water storage tanks (CWST), hot water cylinders, pipework dead legs, and any other risk features specific to your property. We record temperatures, identify any areas of concern, and produce a risk-rated report with a clear remedial action plan.
Do you provide schematic drawings?
Yes. We can produce professionally drafted water system schematic drawings showing your tanks, pipework routes, and all outlet positions. These are often required for commercial properties, CQC-inspected premises, and complex domestic systems.
Is a combi boiler property exempt?
Properties with a combi boiler and no cold water storage tank are generally considered lower risk, but a risk assessment is still recommended to confirm there are no other risk factors — particularly if there are showers, garden taps, or other spray-generating outlets.
